Doors are the number one call I get, and it’s almost never the door’s fault. It’s the hinges, the strike plate, or a house that’s moved a quarter inch since it was built.

Island weather makes it worse. Wet winters swell wood doors, dry Augusts shrink them back, and every cycle loosens the hardware a little more. A door that drags in February and swings free in July doesn’t need replacing — it needs the hinges shimmed and the strike moved.

Same story with windows. Failed weatherstripping and torn screens are the two most common, and both are cheap fixes that noticeably change how a room feels in a December southerly.

Common questions

My slider is almost impossible to open. Is that fixable?

Usually. It’s normally dirty track and worn rollers, and both are replaceable. Full slider replacement is a different job and I’ll tell you if that’s where you are.

Can you install a smart lock?

Yes — battery-powered deadbolt-replacement models that need no wiring. Common on rental and second-home properties, and it pairs well with property care. Anything hardwired needs a licensed electrical contractor and I’ll line one up instead.
