Gutter Cleaning & Roof Moss Removal on San Juan Island

The one maintenance job worth doing every single year on an island house.

  • Licensed & bonded
  • WA L&I #SANJUJI741OT
  • Insured
  • Locally owned in Friday Harbor

If you do one maintenance job a year on an island house, make it this one. Clogged gutters back up under the fascia, and moss holds moisture against the roof through eight months of wet. Both are slow, expensive problems that start cheap.

The right window is September through October — after the needles drop, before the rain really sets in. I book this heavily in early fall, so get on the list in August.

Moss treatment matters as much as the gutters here. The islands are wet enough and shaded enough that north-facing roof slopes grow moss aggressively. Treated once a year it stays manageable. Left five years it lifts shingles.

What’s included

  • Full gutter clearing, hand-cleaned
  • Downspout flushing and unclogging
  • Checking and re-securing loose gutter hangers
  • Roof moss treatment
  • Debris hauled away
  • Photos of the before and after, especially the parts you can’t see

What it costs

Most single-story homes fall inside the $250 minimum visit. Two-story, steep pitch, or heavy tree cover runs longer at $85/hour. Moss treatment is quoted with the gutter work — see the full rate card.

If you own a home here and don’t live here year-round, this is the single best argument for a property care plan — it’s the job that gets forgotten and costs the most to forget.

Common questions

How often?

Once a year for most houses. Twice if you’re under firs or cedars.

Do you do gutter guards?

I’ll install them if you want them. Honest opinion: under conifers they clog too, they just clog somewhere harder to reach.
